This amount of cash flow adds up fairly quickly on these smaller deals that only gross 40k per year. 

This is generally the area which is bordered to the north by 295, the east by Ramsey St, to the west by 210, and BUS 401 to the south. 210 and Ramsey sort of form a “V” shape to the south and Country Club Dr. cuts through the middle (W to E).I have recently found several homes in this area which meet my criteria but they move quickly and I have not been able to get one of them as of yet.

Currently, I have a few smaller projects on a couple of houses: carpeting/tiling floors, painting walls that contain LED paint, installing A/C and heating system, installing light fixtures, installing appliances, making sure electrical wiring is safe, installing recessed lighting, insulating/waterproofing medium size room in the basement.

I don't have as much of a feel for lot sizes, but it seems like understanding what size lot typically corresponds to what number of bedrooms would let you know pretty quickly if there was room for an addition. 

The website is great, very easy to use; and the people I interacted with were very professional, quick communication, everything you’d want....and then it went off the rails.

We've been renting very quickly since March [2 weeks or less] and that may slow down a little when school starts back up [normally does].

Large profits very quick...

Even in run down parts of town - which are quickly gentrifying - you're looking at $600,000+ for a wreck.  3-plexes are hitting the market at about $1.8M in places like JP, South Boston and East Boston.
