New to the Forums- Looking for Advice
Hello All,
Just wanted to introduce myself- my name is Brandon Motuk. I've been a member of Bigger Pockets for a few years but, haven't really used my account to its fullest. I've listened to many of the BP podcasts over the years and I'm excited to start engaging with you all!
Most of my experience has been in buy-and-hold rentals but, want to start branching out into flips. I have access to capital and a strong knowledge of residential (as well as other types) construction.
I'm from Mechanicsburg, Pennsylvania (which is just south of the capitol city of Harrisburg).
Would welcome any suggestions for finding deals. Mainly, I've been looking at the MLS and Zillow (FSBO) without much luck. Have submitted multiple offers but, seem to get outbid most of the time- even with all cash/quick close offers.

Hi Brandon, welcome to engaging in the forums!
You should go to Craigslist and contact local wholesalers in your area who have access to off-market real estate deals. These properties will typically be priced below market value. Respond to all of the "We Buy Houses" ads and say you're a cash buyer who's interested in buying off-market deals. They'll collect your email and phone number and send you deals directly.
If you want to take a direct approach to getting deals on your own, you could get in direct contact with homeowners who are interested in selling their home but haven't listed the house for sale yet. This allows you to make an offer directly to the home owner and buy the house before it ever hits the market. There are several ways to get in contact with these owners - I suggest mailing or calling owners to start out. Do some research on skip tracing or direct mail to determine how to get started. I think these are the best ways to get deals at a discount and avoid the competition on the market.
