On an affordable flip the economics are not there, especially for this market.It would be great to find a local guy, but we are out of state and it's very tough to know the quality of the material from a phone call.

It's been eons since I shopped for a dishwasher, and never for a rental yet, but given the unit which needs the machine isn't super high-end, I'm leaning towards the 400-500 price point (quality/value/reliability).

Logic/assumption being that a cheap tankless water heater will be of worse quality than equivalent priced electric water heater based... and that a 5 yr warranty would eliminate many of the headaches and has been proven to work so far (assuming people haven't complained about hot water all along, rather this is new thing as the heaters are starting to fail).If it was different asset class or he was flipping it...

Get them all cleaned up and list with an agent and see what happens and look out for other opportunities to invest. 1031 has up front cost and seems hard to coordinate unless you have something in mind that is going to be there months from now.
