Blows my mind.Biggerpockets created morale hazard promoting BRRRR so hard and I say it as someone who has done it to an extent, has reserves and I am still uneasy about it all.

I live in a jurisdiction where promoting a place as nicer than the average college dorm room and telling someone with a good job they will feel right at home is considered okay... as opposed to a place where mentioning the place has a new roof leads to a lawsuit because it can be considered unfair to those who like to sleep by starlight.

This kind of thinking breeds ill will and doesn't promote long term tenants. 

It just sound so strange and interesting that's why it is good to ask and share here.I studied about the FHA, and as you said it is all about discrimination, promote an equal housing opportunity for tenants and run a compliant rental business. 

I too think it's a trend (promoted by the design world) that will fade.

A lot depends on where you are looking to invest and if you want to deal directly with a company or use a promoter or intermediary.
