Example would be if you determine it takes looking at and analyzing 100 properties to make 10 offers to get 1 deal the you now know you need to analyze 1000 properties and make 100 offers to get 10 deals.The same principle applies for finding investors and raising capital.

Going through a few ups and downs have taught me a few principles including: (1) quality is better than quantity (Franco bought a fixer in A neighborhood rather than in a C neighborhood); (2) appreciating markets appreciate for a reason (i.e. people want to live there) (Franco chose to buy in LA rather than in some other state with low prices, bad weather and limited prospects for economic growth; and (3) everything you need to know you learned watching the Wizard of Oz (i.e. make the most of the opportunities at your front door) (Franco is making most of the opportunity presented by buying a SFR with an ADU, essentially a duplex for income generation).

The best way to raIse money Is to approach high Income who will give you money for your deals but don‘t waste your time showing them the deal - everyone has deals - the way to do it I learned is to offer these high income high networth people the structure and legal way to reduce their taxes - most high income people pay 40% plus on tax - I learned from my co-syndicator mentor in 2015 that there are ways to reduce their taxes to 15% - (on every million in income instead of them paying $400k they structure with the legal team we have and they pay $150k) a saving of $250k) - they invest the $250k in my syndication - it is the principle of reciprocity - that $250k was going to go to the IRS - btw what happened in 2016 my second year is, they sent me referrals and invested way more money, so I went from year one as a co-syndicator with $3mil raised to a full syndicator and year 3 I have $30mil in assets) it changed my life - it is all about what you offer them to make you unique

Overall, independent of area...understand the basic principle that if you buy something in an area that people will purchase a home, make it into something nice, and price it reasonably, then someone will buy it.
