My hunger for wealth is eating at me. i need help to start my investment portfolio and begin my own financial life.

I have been going out looking at properties for a long time in order to start a real estate portfolio, I am what is called a lookie lou ,cause I haven't closed on anything , i have come close on one property ,went as far as an inspection which cost upwards of 500 dollars, it was a 4unit, and my r.e. agent has no get up and go,I give her addresses to view and no appointments are made. 

I currently have 1 rental property (sfr) and I'm now in a position to start expanding my portfolio.

I hope to develop my knowledge in real estate through this community to enhance my financial portfolio in real estate.

Also a great way to diversify your RE portfolio.

., roof etc. for renovations-Local lenders (who maintain their own RE portfolio)- (i have heard the Schertz Bank and Trust is a portfolio lender...are there any others?)

Negotiating on a portfolio of condo units in Wichita, KS.  

I would like to start out with flipping a few single-family homes before building a portfolio of single family rentals.

With this portfolio, seems like either the market values are over-valued by the seller or the ratio is just a little weak. 

It seems that leveraging (using) the mortgage payments to build quick equity and then using that to fund new investments would be a much faster way to build a portfolio of properties rather than only saving from my W2 job each month.
