Need help from the accountants out there, there are a lot of posts on this topic but none I could find that address this question and my CPA wasn't much help (may need a new CPA)...I just moved my buy-and-hold rental from my personal name into an LLC as part of a commercial refi.  

Or it could just be a sign of how many times they were called out and the person wasn’t serious.

You will get offers for this kind of person all the time even if you don't look for them.

And if you're up for being even more personal, you can target people by door knocking.

People will rightfully assume that you cannot know as much as an older person, you just cannot have that much experience.The best way to gain people's trust is to do a couple deals and get happy satisfied clients who will use you again and refer you to others ......I don't see a shortcut here.Or else you have to have the deal of the century.   .people will sometimes sacrifice their comfort level when there is money to be made..Good for you though for starting so early, just hang in there and don't give up...

I guess the person with all the money at risk deserves quite a bit.
