I'm looking into a deal that is challenging me to do a bit more work than I have done before (moving the kitchens, changing floor plans, etc).Of course this sort of work will require permits from the city, gas/electric/plumbing inspections etc.

Hi Kevon, what Allen said is true just keep your nose down and get some good rentals (1+% rule and around colleges,military bases and hospitals) and above all else take care of your tenants (very very important).
