Investment Info:

Single-family residence fix & flip investment.

Purchase price: $48,500
Cash invested: $23,000
Sale price: $134,900

Fully renovated 3 bedroom 1 bath sfh

What made you interested in investing in this type of deal?

the neighborhood

How did you find this deal and how did you negotiate it?

a wholesaler

How did you finance this deal?

hard money loan

How did you add value to the deal?

completed renovated the home from top to bottom including roof, hvac, electrical

What was the outcome?

being placed on the market to sell

Lessons learned? Challenges?

Pull permits for everything. Be firm with subcontractors.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

paces funding and kingdom first reality

 Looking at your numbers it appears there’s some things missing. if you totally re did the house how do you only have $23,000 invested? If you mean you only have $23,000 of your own money I understand. However what do you have total into the house versus what you hope to sell it for? If you totally rehabbed everything that you mentioned for only $23,000 you need to write a book and tell the rest of the world how to do it so cost effectively. :-)
