After this issue I contacted my other tenants .Surprise …surprise ..One tenant had a leaking kitchen faucet and a huge grill in his patio.

They had just moved in and there wasn't much furniture in there and like I said we've seen several 100+ degree days.

They claimed someone broke in and broke their glass door to the patio and then damaaged their washer and dryer. 

We had one place with horribly uncomfortable furniture, empty bottles of soap/shampoo, uselessly thin toilet paper, and a million inane house rules.

There are places that will let you rent furniture to show how the room can be set up or how the space should be used and you can give them the option of whether or not they want to keep the furniture.

Im assuming as expense Legal transfer, Furniture for all house and payment to broker that got the tenant.

I'd rather risk essientially lending good people $300 (if I can afford it) in their time of need and feel good about myself than risk losing them, by forcing them into a move that will cost more than rent and force a lady and husband with a broken arm to move a bunch of boxes and furniture. 

I told them that the place was a mess, and that I had to spend time cleaning and hauling abandoned furniture out to the dumpster.

She got all her furniture from rental store rather than getting stuff from garage sales or craigslist.

She's now threatening to sue me for for not returning her deposit and for damage to furniture which she claims she incurred as a result of the squirrels and mice.
