How do you insure against losses when you need 30 days on the books to package your securitized product?

Add in leasing commissions for 3-5 or 10 year lease terms and you have a potential for a much higher capital contribution versus multifamily.Local commercial brokers should know market TI packages.

Just know that it's not as simple as using their basic package.  

I am currently closing on a package of properties bringing my unit count to 10 for 2016.

What I do with clients is put together a package saying "if we can acquire this at auction for 100k - 120k and put 30k into a remodel then we can sell it for 250k" The work I do for clients is MUCH more involved than this, but that is the general idea.They want to know your track record and what you can do to make them money.

When a bank sells the loan, there are very specific requirements all the loans in the package (how they sell in bulk) have to meet.  

The biggest hurdle is the human element.
