@Jasmine G. the regulations are actually a bit more strict on how you market a wholesale listing which is why most wholesalers have language that includes "not for public distribution" or something like that, than whether or not you can sell something off-market as a private citizen.

I am guessing the language for "primary residence of the owner" could mean that for STR you can rent out a room if SFH or unit if multiple.

Before I bookmarked it, I always used to google: "tax monmouth" to find the link.If you are looking to find out more about a property in Jersey City you can look up Tax Assessment Records for a particular property using the Tax Assessment Records maintained here:Jersey City Assessment Records Search (monmouth.nj.us)The records for all counties in NJ are available via the New Jersey Association of County Tax Boards website NJACTB – Welcome to the official website of the New Jersey County Tax Boards Association and then click the Menu and click Record Search.In the first link, I have hardcoded the district to be 0906 which will take you directly to Jersey City, so I recommend bookmarking the first url.

Which Im fine with, but would prefer a doc to go by, so it contains the language that you would expect to be in a contract, not the back of a napkin.

I suspect a judge would not be supportive of that approach.There is probably language in the lease regarding remedies for a lease violation, but it is not shown in your picture.

Make it official this time...don't just tell her that she cannot have pets on the premises - send her a notice of lease violation that requires a cure within 5 days (or whatever your state standard is).
