I have always know the power of RE as an investment vehicle but I never had the know and to be honest the courage to take the leap.

Purchasing rental property in cash with no debt is doable for sure, but it completely eliminates the advantages that real estate provides as an investment and equity growth vehicle. 

Cash flow 7-10K in that period and sell it for Market value (38K equity)Strategy 2: Lease option for 3 Years, get an option deposit, a little more in rent (10%) 10-12K cashflow (less maintenane/vacancy) and Still sell at market value.Strategy 3: long term properus cash flowing vehicle for wealth. 

Think about it: If you can put your money into a savings vehicle that earns 7% and you can borrow AGAINST IT at 5%, any return greater than 5% with those loan proceeds will be value created on top of what the cash value is earning. 

Yes, wholesaling the way it is being taught is the same thing as brokering a property, the end result is the same, justifications to the contrary are based on the vehicle used to get there, it doesn't change the results.In Missouri, the law states "facilitate a sale" and wholesaling as most try to do would be illegal without a license.

If you work for a Contractor, you will end up learning a lot about construction and it will help you when you start doing your own fix and flips.If you truly are not handy, and if you have a dependable vehicle, look into being a pizza delivery driver in the evenings.  

I wouldn't say I drive a poor vehicle, but rather a small pickup truck - practical for my needs, but not necessarily your standard business-type vehicle.
