Here's some updates for this project:+ Deficiencies: - 3 beds but only 1 bath- 2 of the bedrooms are only 9' wide- kitchen is only 8' wide, closed in (through an 3' opening)- boring front elevation + Bonuses:- big front yard- big back yard- great size side yard+ Master plan:- Expand rear wall backward 2 more feet: enlarge bedrooms from 9' to 11' wide; make kitchen bigger & open floor plan- Bring front wall frontward to enlarge family room- Add master bathroom as a second one- Add small porch to make it looks a little more curb appeal.- Build a brand new ADU (2nd unit) in the back!

Once you've truly mastered that area, then you can master another strategy and achieve other goals when the opportunity presents itself. 

I wanted to reach out to the BiggerPockets community to gain additional knowledge as to what the major differences are between a master lease and carrying the note outright in both the seller and buyer's positions.

Many carriers will not insure any student housing unless they tenants are going for a Masters or PHD then they do not care about them being a student.

Before the renovation, it was a 1,456 sf 2 bedroom, 2 bathroom, with an oversized attached garage, a clunky layout and a super-kludgey "master" bathroom.

I was helping out my father in law and found his master bath fan had been venting into the subfloor between the basement and main level for some 40 years.

His "management" estimate was 6%....on a tired looking 17-unit plex built in the 60s that has master meter utilities.
