Direct Mail around Beltline!

Hi!

I am a new wannabe investor trying to learn and master wholesaling and specifically a direct mail campaign.

I was hoping to get the BP community advice:

What kind of list should be targeted around the Atlanta beltline for direct mail. Obviously this area does not have many absentee owners. SO who would be the most motivated sellers in this area?
