Master Leases Vs. Carrying the Note on a property

I wanted to reach out to the BiggerPockets community to gain additional knowledge as to what the major differences are between a master lease and carrying the note outright in both the seller and buyer's positions. If you could provide the pros and cons I would greatly appreciate it as I have a basic understanding of the two strategies.
