They are responding to facebook linkdin and bP PMs where the adds are simply to good to be true  so they get sucked into thinking there are actually loans at 5% for hml  or that NO down payment is necessary or that NO credit is necessary etc etc.. while it could happen for very experienced repeat borrowers  everything but the interest rate that is. 

This is probably likely because it is low cost so most of us start there anyway.

If it needs primer etcI use a google phone/email and collect names of handyman and painters etc. they bid and the serious ones come out to see the jobI take the medium priced bid. too low and it might not be the best work, too high and they do not really want the job.Lately been dealing with bids for electricians and it is hard to bid that and getting $500 per hour bids, crazy.So be specific and fair and you should find some good canidatesThe other thing is I do alot of my own research and factor in how much time it should take and the materials [or bid that you cover materials seperatley etc] - Youtube and forums for various subjects give you just enough info on what to do and look for. 

On chairs, you’ll need to look at weight limits, because I’ve seen a lot with a low 225 lb limit.

I live in the San Francisco Bay Area, have a solid W2 job and a high credit score, and want to invest in SFH or a duplex in San Antonio or Raleigh (ok with neighboring cities). 

This can be transactionally prohibitive for more 'aggressive' offers with low down payments and high concessions, making buyers offers less attractive.
