As someone that receives 100s of pieces of marketing, texts, and calls in a given month I can tell you that I put everything I get from some sort of automated caller/mailing system directly in the trash or just lose/block the number.

We also asked the seller for a price reduction to make the numbers work but the seller declined so we backed out of the deal and had your earnest money returned to you.

If it's the latter, you're really, really effective at telling people what they want to hear to move money from their pockets to yours.

You can often times save money and create a much better product than you would have had if you would have purchased it for a premium.

On day one they just chanted about how much money you can make and had hard money lenders pitching loans to us.

Typically, the seller wants it done fast and cheap, which often does not equate to the quality you would look for as the owner.But, it is possible he wants to do the work because he has top quality contractors that will do the work well and for less money than you could yourself.  

And planning to take rent via cashier check/money order.
