The thing I can't stand is very few of these showng costs. include closing costs/commissions/holding costs.The vegas one was pretty cool and revealed the business side of things pretty well.

College kids are as fickle as the general public and when the next cool thing comes along they will be gone.Heard about a recent phenomenon where kids are so frugal now that they do all their hooking up online then meet at the bar just to go home with each other and don't even bother buying a drink.

I personally won't buy within core as the returns are not as great; however, some of my clients will ONLY buy core, but they are usually factoring in and okay with less returns as they consider it less risky and easy liquidity if needed.
