Anthony Conte Security Deposit and Pro-Rated Rent

The security deposit increases basis of the property (I get the tax advantage through depreciation but have to lay out cash to cover the security deposit) and the pro-rated rent was a reduction in the cost basis of the property.What have you all of done in these situations?

Each test piece will have some tiny change on it for the first few rounds (font, card color, layout)....and that's about as far as I've gotten.

I eventually decided to route all calls directly to voicemail, and I put some serious time and effort into creating a message that would keep the right people on the line (long enough to leave a message with their basic details) and it weeded out the callers that I shouldn't have been talking to in the first place (people who weren't really motivated to sell).Making this conscious choice to force my callers to leave a voicemail really did help me identify who was actually motivated to sell.

IMHOYellow letters - Use two separate letters if sending a PC, three if only sending YLers and keep the copy short.Postcards - same layout, the copy can vary however I would stay with one.Typed - various and refer back to a previous letter.
