I had to look a good 50 miles outside the heart of LA for mine, and I know Bay Area real estate is even crazier than LA.  

But dont get your hopes up as the LA's for REO's are typically unresponsive.  

It appears that the LA County Tax Assessor doesn't recognize the Land Trust and in fact says it triggers a "change in ownership" that triggers a property re-assessment.Thank you.

I just started a foreclosure clean out business in Louisiana, and need a little help finding REO agents

I planned on attending a meet-up in the LA this Sunday.

True I have been using Rently for months now out in various parts of los angeles, I am talking DTLA Long Beach, Compton, San Fernando, it has saved me countless hours (not having to be in LA traffic) plus It has helped me save money on MLS commissions and other things too.

People in cities of California (SFO or LA) would have to drive 2-3 hours away to find properties to cross the 1% market.
