Similarly, there's a divide on whether taxes should be included or not in determining NOI.This lack of consensus has left me scratching my head.

The self-filing mistakes don't usually appear until you get a letter from the IRS, sell the property and need to fix it, or talk to other real estate investors and then realize you are missing out on thousands of $ in tax savings to save a few hundred $ in filing fees ...

you're not including all expenses - if you take it over sub-to and pay the seller $500 a month you'll be significantly negative and not break-even

The new rules will go into effect this Spring (2024) and include measures such as registration of vacant housing, inspection requirements to transfer property and the requirement that out of state investors have a "local agent in charge", a representative on the ground in Cleveland to be held accountable for the condition of the property.
