Self Storage- Deal 14?? Looks like a great deal

My brother had a Selfstorage realtor call.  Great deal.  Value add.  50% occupancy.  Lots of units.   Killer price.    

Did some quick figures.  If the average rental price is $100 per unit, great deal.

Flip on the computer and do a quick price check for 10x20s. Prices run around $70.  To me a non starter.  Can’t lower prices to fill up units.  And if they are only 50% full with 20’s around $70, not much upside.  

Good thing is I didn’t have to do a deep dive analysis.  

It your money.  Your always right, even if your wrong.
