Hey BP fam, I not exactly a new member but I am taking tip out of Tom Sylvester's book and trying to connect with other Philly investors through a lunch or dinner meet up.

In addition to what I posted, I just wanted to let you know that the "quuuuiiiicccck tips" for Postlets advertised it (and got my tenant), my Google voice number fielded the calls annnnd now that I just finished The 4 Hour Work Week, I have a whole new thought process on moving forward.

It's like a cash business declaring tips.

Anyone else with tips or tricks on this?

I'm currently somewhat in this position and wanted to know if there were tips or suggestions you would recommend. 

I hope to meet some great people in the Centex area or if someone has tips on procuring properties in other areas like Louisiana?

I'm brainstorming on the expense side this evening, and I'd be interested in hearing turn-around stories from properties you have purchased, tips or tricks you apply to your individual properties, or any other broader concepts that have helped you control the expense side of your investments.I just purchased my first duplex in July and am currently renovating one of the units.

You also want to be certain that there are no screws being used to hold together the connections of sections of duct on a dryer, since those screws become points of lint accumulation when their tips get inside the duct.
