It's really a numbers game so I'm going to keep pushing and marketing as much as possible.

If you're using bank money you're most likely going to have to to have to have to take title (be on the mortgage) in your own name anyway.

Keep in mind that when you sell, you're going to spend a chunk of that equity in sales commissions, title insurance, termite clearance, and other little repairs that the buyer wants.

If you know who wants to sell and who wants to buy, you'll have the makings of a game plan in place that is second to none.
