I again asked her to, in the future just give me the combination to the lock boxes on homes I need access to, then when it's time to make an offer, I will call her and we will move forward.

Although bird dogging seems to be a way where I can definately get my foot in the door with the least risk and money if not any money at all.I'm moving to the Southeast Texas area in January and thought I wouldn't be able to do my first deal til around then (when I get my bills paid off) but this website has really accelerated my learning, I think I'd be ready here pretty soon.I look forward to speaking with all of you and folks from the denver area in the near future.Also...still new to the forum, I may have just missed it is there a place where I can find where a REI club is nearby?

The study shall identify and examine various options for mechanisms under which lenders and servicers of such mortgages may make bids for forward commitments for such insurance in an expedited manner.`(2) CONTENT- `(A) ANALYSIS- The study required under paragraph (1) shall analyze--`(i) the feasibility of establishing a mechanism that would facilitate the more rapid refinancing of borrowers at risk of foreclosure into performing mortgages insured under this section;`(ii) whether such a mechanism would provide an effective and efficient mechanism to reduce foreclosures on qualified existing mortgages;`(iii) whether the use of an auction or bulk refinance program is necessary to stabilize the housing market and reduce the impact of turmoil in that market on the economy of the United States;`(iv) whether there are other mechanisms or authority that would be useful to reduce foreclosure; and`(v) and any other factors that the Board considers relevant.

Or could you just have a line that says "Earnest Money Deposit will be held by XYZ title" and then just forward the check, so that it would have even less chance to come up.

There is a lot more to the tax code and what deductions and advantages you can use this year as opposed to carry forwards and much of it depends on not only how involved you are in your real estate investing, but also what you are doing outside of investing in real estate.So be sure and talk to a CPA as well about the advantages and whether they apply to property outside the US.Chris
