So, I would find a handyman or something who could do that or maybe first just have the cleaning person try a product by hand meant to remove scratches which I think does the same thing but with manual scrubbing.

This means if your friend offers $500k in “cash” for a property the appraisers think is worth $400k.

I think that appreciation is on your side here in that area but wouldn’t think you’d see that back for a long time.

It was a BIG win for us.I think you're right, this will help many others considering small MF (2-4 units) as their primary property.

We have a solid team that can support us in this endeavor but I would welcome any guidance those of you who have done this may have:1 - What are the major pitfalls that we need to be aware of with doing something like this?
