I barely offer non-qm any more, and due to the speed/competence issues I wouldn't touch your 28 day timeline with a 10 foot pole. 60 days is more realistic. 

There is already an area large enough for two or three homes that does not require any grading or tree removal and it's closer to the subdivision around the corner (with enough space for a yard even with the 40 foot set back requirement from the road).

Remind her that it is in her best interest to put her best foot forward with the new landlord...do NOT word it that way.

We are planning to leave too mainly because of high prices, property taxes & traffic!

You must maintain a 1/4-inch-per-foot slope tie-in to the sewer.

The home is a 1250 square foot single story residence with three bedrooms and 2 bathrooms on 1/3 acre.

In my experience the best way to get the most value is to get the most traffic in the home at one time in within a few days of listing. 

The summer before my senior year I was looking for a job and unintentionally got my foot in the door for real estate with an internship through my school at a property management company. 

You get to learn from them and they helped get your foot in the door!!

If not what would be a good avenue to go down, because I really want to get my foot in the door.
