They are probably not going to care what a newbie investor can afford Or what’s best for your bottom line or cashflow .they have bigger fish to fry !

Or seller financing of 25% as a 2nd mortgage and bank lends 75% of the 1st, as a commercial loan (conventional lenders won't do that).That said, I wouldn't be over-leveraging with 100% financing in today's environment!

I am currently trying to find people in Ontario who understand the "special" legal environment that we suffer here so I can draft an effective application and an airtight lease.

In today's environment, with higher interest rates, sellers are still wanting top shelf prices when it comes to their properties.

On second thought, don't worry about it, it's the holiday so I'll just go fishing.

With the current investing environment, this really isnt a bad time to stay back and continue reading and networking.
