Hello everybody, new to the community and absorbing as much as I can. One thing I haven't been able to read up on quite a bit is what the environment is like today and how it is impacting partners in the REI community.

- Does anybody have any live projects at the moment? 
- How have supply chain issues impacted your projects?
- Is lumber costs throwing your numbers into a whirlwind? 

For GCs in the area,

- How has your business been managing with labor shortage? 
- Is this causing missed deadlines?
- How have you been handling this situation?
- If you were working with Investors, what can Investors do to make your job easier to manage?
- How far ahead are you taking projects?
