I'm going to disagree a little about the realtor.  No one is going to find a deal for you, especially as a new investor.  A realtor is a good investment realtor if they make themselves available to you when you want view a property.  If they are really, really good at finding deals, they probably are buying them themselves or they have list of clients a mile long with great track records buying property.  You're not going to get their best deals.  Maybe that's okay for a new investor, that you just get your feet wet, but don't rely on anyone but yourself to do the research and finding properties to buy.
