Trust is an amazing thing.With that being said, not every one is cut out to be a business owner or has what it takes to run a successful business not matter how easy or difficult it is.

I personally like starting with 2-4 unit properties because I'm dealing with stuff that has easy exit strategies while getting multiple unit income.

Too easy to be taken in by talk when you're new to the business and don't fully understand what you're getting into.

It's awesome, but it's not easy if you've never done it before and have no idea what the process is...

But, it is cash flow.I do believe it is pretty easy to reach those numbers , IF you have enough time.

Tis not any harder to install, and just as easy to sell!!

You'll still want comps, but you can have a pretty close estimate just by looking at the info on the house.Or, did someone tell you wholesaling was quick and easy :-)?

Yeah, sign of motivation and a list that is not likely to be marketed to very heavily since it isn't super easy to get.A lot of the liens are like 5k, 10k, 20k range... so not deal killers I wouldn't think as long as there is a good bit of equity in the propery.

I am half anticipating that there may be some issues in that I am in the middle of this other deal and traditional financing might not be that easy to guarantee.

They are easy and quick to get, and quick and easy to sell.
