My question is, in the bay area, if I were to rent out each room individually in a multifamily house, sort of a dormitory, or shared house for college students.

is it for SFR residence or MF and is it for student housing etc?

Without paying for education and the free education you have received, how confident are you in making a note business successful?

The podcasts alone are a college education for free.

We live near a University that has no dorms and had a college student stay with us in the past and I think that is likely the demographic that is most likely to target. 

It has been a great way for him to make some extra cash, and get an education on Airbnb investing that he can hopefully put to work on his own properties in the future.I will add a disclaimer and say that we have a prior relationship with this broker and trust him and the work he has done over the years.
