I ALWAYS promptly send an Adverse Action Letter when I do deny someone, and I also NEVER allow for renegotiating, or providing more information or co-signers at that point.

We did what they asked -- had signs put up in the area to make it more safe, asked for additional police presence in the neighborhood because the neighbors feel "unsafe", invited all 20 houses to an open house to get to know us and address concerns, installed ring cameras, addressed parking concerns, the list goes on with actions we have taken to address the issues.........as of last night the planning and zoning committee denied us again based on the protest of the neighbors at the hearing.

So for an independent LL to enforce their contract that is their right and it does not make them bad people or bad landlords its how they choose to run their business.Having owned a bunch of rentals Over 200 SFR's I know myself personally I am a terrible landlord I am way to easy and cave way to quickly and tenants abuse my good nature.

I wouldn't just gift them the deductible I would do it directly to the insurance company as they might not make a claim/could get denied/who knows.
