I would talk to him (if you're comfortable) and let him know the behavior is unacceptable, that you are concerned he may end up in jail and unable to pay rent or stay, and it would be in everyone's best interest for him to leave now rather than be forced out.

As long as the prospective buyer accepts the deficiencies identified in the inspection, and the sales price is in line with the appraisal (or the buyer is willing to pay the difference), there should not be any issues here.

From what I have seen, business loans can use collateral but are shorter term, so I am concerned about the monthly payment.
