Always pull credit, criminal and eviction reports, and it's best if you can get these from one source so they are cross-referenced so they are as accurate as possible for your prospective tenants, call references, both past landlords and current employers, as for proof of income or savings.

I could understand the bar/trash being a reason for a lack of offers, but lack of showings completely, even before buyers potentially see this issue, leads me to believe something else is going on.As for complaining to the city - they can take a month+ to respond to complaints.

If you do not have a PM to manage your tenants. deal with repairs, find new tenants, do evictions, prep the unit between tenants, deal with neighbour/HOA complaints etc, who is going to do it.

Crappy tenants are a more likely cause of fires because they let the grease build up on the stove or because they are criminals and do it on purpose because you have started the process to evict them for nonpayment of rent.

also be careful about selling real estate you don't own... the real estate commission will definitely hammer you there .. and if its agregous enough even look for criminal charges..
