I’d buy them individually, all at once.....the financing rate and 30 years would offset any additional closing costs, and many of the costs you’ll have will be the same anyway...title search/insurances, appraisals, recordings, etc.

With retirement sthill in mind I figure if I can save up 2k a month I can generate enough saving twice a year for down payment on a rental property, create passive income there and once I have built a ness egg for myself then start my TSP back up but at this point I will have residual coming in and my debt to income ratio will be low.

With all that said we have spent a ton of money for data looking at foreclosure rates, banking rates, where jobs are being created, where jobs are losing out, where schools are seeing rapid raises in enrollment, where governments at the local levels have been tax friendlier, where inventory on the open pubic markets are not meeting demand, and house transactions.
