If it's just cosmetic, like paint/carpet then it will be around $30 per sq ft, more complex rehab will have about $45-$50 price per sq ft, gut out will be around $70-$75 per sq ft.

Gas is better to cook with, but I think an elec range will stay cleaner/be easier to clean since it is just a flat glass surface.

Maintenance issues shouldn't be ignored but tenants aren't happy when deposits are held for legitimate deductions or they can't repaint the house or you won't change out carpet to laminate floors, or bill you to replace the tenant's light bulbs.The best way to vet a management company in my opinion would be to speak to their other customers, the owners of the property they manage.

Any smells need to be handled at the source - replace carpet/pad, blow out ducts and a layer of Killz followed by paint.
