I should not care.. but frankly I do. and I just cant be a party to this .. your seller obviously is uneducated and does not know what they are doing.. so I will pass.so then they list it for 230k and of course it does not sell.. and in the mean time I see the NOD on it and the lady owes 200k so there you go wholesaler thinking he is going to retire on this one deal.. has no clue whats really owed.. and we settled at 206k and he had to pay my closing costs of 1200...

Hi Peter,It might be smart to find out why it's gapping.I am aware of a situation where there were several people out on a balcony during a party, it collapsed due to structural problems.A young lady was injured very badly.It might be smart to find out why it's gapping--and fix the problem vs just weather proofing it.Good Luck!
