Getting a policy takes weeks in the trouble states with fire/hurricane/floods.

If dogs are loose inside the unit and you are uncomfortable going in management will have to take that up with the renter And you will probably need to come back the next day to vet that unit.

I take care of the paperwork, finances, accounting, paying bills, finding tenants, creating the leases, interviewing tenants by phone/zoom, etc.

Generally, title will take longer than that to approve but, you can amend the contract with the seller to move it up.
