Be ready to kick out all drug dealer and prostitutes to get better tenants that pay their rent and do not tear up the property. revenue will drop for a few months while you do that. 100% occupied is it, i would have to know the area but that tells me he filled it with anybody and every body and you are going to have to clean house.

Just because it's easier to put a body into your unit than it was, say, ten years ago, doesn't mean you should get less vigilant about putting the right body into your unit.Usually you can tell when the tide turns because owners and apartment complexes will start offering incentives like discounted first month's rent or even a free first month, reduced security deposits, rent reductions, etc.I haven't seen anything like that for a long time though.

If it's only one layer the shingles can be added on top for cheap.If it's 2 layers or more the weight would be too heavy to add another layer on top.

etc... in the body of the post I alway include simple HTML coding that triggers certains words to become hyperlinks, I always include the actual website address, sometimes screen shots of the web page that look like you could actually fill it out the the CL post but it is only a picture and once you click on it it will route you to the website.I think the biggest reason it works is because every single post has a set of Keywords/Tags that. make these post appear no matter what you search.To be successful you truly should study and have a good understanding of marketing.

I've had some bank appraisers use comps in a separate zip code 12 miles away across a large body of water, so you may run into appraisers who don't know what they are doing, especially if they are new.

Its sleep well at night because I did not buy a tough to manage property, Or like the first building I sold them they are perfect for condo converts down the track and they would make a 50 to 70% return on equity...Its clear here in the states that Cash flow numbers  = RISK  that is for sure...so you have to weight all the factors.Now these same investors bought in Vagas  a couple of C class 4 plexes that do not produce very well and some SFR right at the bottom..
