I got an email about a property that's in pretty good shape, just needs some miscellaneous, cosmetic repairs and the seller (who is an investor) says that the house should retail at $145K after these small adjustments, but when I went online to the appraisal website, the house appraises at $119,560.

If you anticipate a long hold for any reason, say more than 4 months from purchase to sale, thenyou have to adjust your numbers.

I could very well do this type of business without a loan at first but the leverage with 10 or 20% down is so important that I would like to benefit from it.As far as my investments in France, don’t hesitate to ask questions, I will be happy to answer them.
