A piece of advice to those of you who live in expensive parts of the country/world and have your eyes on the midwest and southeast United States to get into cashflow investing...As an active BPer, BRRRR investor, and an agent who works with investors in Cincinnati, I get a boatload of messages from BP members who are looking in markets like mine for great deals (at least 20% below market, great cashflow, not a lot of rehab, etc.).

Real world color: we have a duplex in a great neighborhood and generally have no downtime when a tenant moves out. 

In a perfect world, what are the top things you would like to get rid off, and if you could only focus on 1 thing for a year to transform your business as a Real estate agent, what would it be & why?

This is a long term game- you'll win the world series if you just keep hitting lots of single and doubles.

Now there are a lot of scammers and criminals in the world who, through certain organizations, can kidnap people or something else.

That's an excellent way to build references, which are important for developing relationships with private lenders/money partners.What you will find in the world of REI is that a credit score only gets you so far. 

I decided to take matters into my own hands and purchase a list from listsource in order to create my own deal.However the list i got were SFH and now its been two weeks and they are trying to correct the issue as i wanted MULTI-FAMILY  real estate.At this point I feel the world is against me and nothing is popping up on the market.And  i know its a sellers marker currently but the anxiety is crazy as i need to find a place prior to my lease running out.Is there any other avenue i am not trying to create a deal or find one?

Moreover, it has attracted not only tourists from all over the world, but also investors.
