I also read Tim Harris' Comercial Real Estate for Beginners and found that to be good in understanding the process a bit better though not solely based on MF it had a good section on it.

As @Tim Johnsonmentioned, rent levels are factored in with higher costs.Purchase prices in Elizabeth are pretty low compared with other nearby areas and rents are respectable.
