Buying multi fam in Norther NJ

Where would be the best place to buy a multi family in northern NJ, and why? I've looked in the Elizabeth NJ area but taxes are really bad. As a matter of fact, NJ has the highest taxes in the US I think. Thanks in advance for any info. P.s. New here on the forum, so if I'm doing anything wrong, please advise me.

Hi Harold!  

You will probably need to analyze each deal individually.  You might find that areas with high taxes have those higher costs already factored into the rent levels.  So it's tough to generalize and say one area is good or bad.  In the end, you offer should be based on the cash flow, which includes taxes (and all other projected expenses).

I'm not from NJ or familiar with that market, but offing my two cents.  I wish you the best of luck.
