Hey @Miriam SeidelVery useful tips.Do you know if the legal/income tax implications of charging state/local taxes is specific to Florida, or is this national?

Hawaii has the second lowest property tax in the nation...and some of the highest expenses.

Meanwhile, these properties could be losing grandfather status and city liens are piling up making anything but an eventual foreclosure unrealistic.I often know who the players are and the history of the property much better than the original institutional lender.  

This does 2 things, educates you and establish a relationship with a lending institution.

Ideally a 4 to 7% rent ratio to sales is the sweet spot.If this is a national chain we want to know what sales does the average store do nationally and is this store below average, average, or above average??

Is there any national company you recommend?
