Level 1: An LLC formed in the state of the property for each investment.Level 2A: An Ownership Wyoming LLC holding company for all the equity of the multiple LLCs at Level 1Level 2B: A Management entity to facilitate legal/tax/bookkeeping/day-to-day ops/etc. for each Level 1 entity (goal to leverage economies of scale against overhead cost of local third-party contractors, vendors, software subscriptions, etc.)Level 3: MyselfI feel with the layers described and proper legal & accounting I's dotted and T's crossed, there is a sufficiently thick corporate veil and there will be appropriate insurance for each entity to further protect from loss.

To compound the problem, the well was only producing enough for a one family and may have been cross-contaminated by the failed septic.Moral of the story - always get an inspection.. it was worth the $350 we paid (no report only a walkthrough) and you get tons of education on things to look for and test when looking at a house.I've also learned that I don't want my first property to be on well and septic if possible.Just thought I'd share

Maui is very expensive right now; our median home price just crossed $800k, highest in history.There is a peak season for vacation rental condos/homes, at least on Maui, and that is the winter when all the rich folk visit.

If this was a provision in the PM Agreement, I would cross it out or change the language to state that I am entitled to have the signed leases but agree not to use them in any other business I own and only share them with parties have a "Need to Know" as a result of a direct interest in the lease.

Most financing contingencies have the must appraise for PP or higher language built in so this may make a cross out and initial situation.All this to say basically, the seller is looking for all cash offers only.
