So it was really nice of the tenants to give 60 days notice (most places it's 30 days, none required at the end of a lease).Some reduction of rent is legitimate, but 100% seems a bit extreme.If you are facing this situation as a landlord you might consider contacting the tenant advocate agencies and see what they feel is fair.

Also take pictures of any property left behind to document condition, as they may claim you damaged it and try to get reductions from what they owe.

On zillow, you can see the price history of a property and on ones that were overpriced, they often have a long list of small reductions, perhaps switched sales agencies a couple times and eventually, they sell for significantly less or are still unsold.

If a homeowner finances you his property for 100k and you agree to pay him 100k but he owes 50k, and he has been paying for the property for 20 years, if you keep paying the mortgage payments and you agree to pay him 100k in 5 years.. who will get the principal reduction?
