Lender and loan recommendations

So we are looking for our second property and would be interested in seeing what investment property style loans are available. Our first property we put 20% down through RocketMortgage. My mother is a loan originator so we got a lot of savings because she is a long time employee so it might be hard to find better options. 

Listening to one of the bigger pockets podcast they mentioned an investment property loan with a 10% down. I was wondering if anyone has found similar. And does it have PMI? We plan to put 20% down on second property but it would be easier to get the third one with a lower down payment.

My wife and I have credit above 800. Only debt is our home mortgage and the rental mortgage.
