@Don Konipol  I have experienced this personally many times when a deal went south and the lender took a loss usually small.. but said lender in most instances and for what ever reasons they think its the fault of the broker and take shots at the broker.. were as If they bought a stock and it went down 20% and then they sold and incurred a loss you don't see them run to an attorney. but in Real estate related investments its the first knew jerk reaction.

Curious to see how everyone is allocated between Real Estate, Stocks, and Cash, and cash in hand / debt ratio in 2015.No one needs to share their actual numbers, unless you want to, but just percentages.For example, if your networth is $10,0001) Your equity in real estate is $40002) Your stocks holdings (401k, IRA etc) is $30003) Your cash on hand is $30004) Your total mortgage debt (primary & rental properties) is $10,000Real Estate would be 40%, Stocks would be 30% Cash on hand would be 30%, and cash to debt ratio would be 30%

That said, the liability of knowing about the presence of asbestos in the living area or HVAC system (ie in plaster or floor tiles, duct wrap/mastic), but not disclosing it could come back to bite you if something ever did occur.Much of our building stock is old here in the east - 1920s-1930s would be newer buildings in some neighbourhoods.

If you do sell this year as you outlined above, then your capital loss (not gain), can we deducted from any capital gains you had (sale of stock, etc.) for this year and upto the next two years.

There is no guarantee that tech stocks will go up or down, but I do know that this bull market has gone on longer than most without a significant correction.I just feel that there are other good options which are less exposed.
